Our work in Kings Hill

Kings Hill is almost on our doorstep, and its homes are exactly the kind of houses KM Glazing Services was set up to glaze: the company started out fitting windows and doors for the new-build sector. We know how modern estate houses are put together, which makes replacing their windows and doors straightforward.

Most Kings Hill homes were double glazed from the start, so the work here is usually upgrades and repairs: replacing a unit that has misted, fixing a lock or a door that has dropped, or opening up the back of the house with aluminium bi-folds or sliding doors. Being this close makes it easy for us to come out and look at a problem.

Kings Hill homes and the windows that suit them

Kings Hill is one of several new villages built in Kent since the 1950s, along with Vigo and New Ash Green. Liberty Property Trust began developing the former RAF West Malling airfield in 1989 as a mix of homes and business space, aiming for some 2,750 homes, and by 2010 around 2,000 had been built. The oldest parts are around Worcester Avenue and Discovery Drive, with a second phase around Beacon Avenue to the north and a third beyond it.

The village grew fast: at the 2011 census the Kings Hill ward had 7,770 people, up 157% in ten years. Its roads carry the names of apple varieties, such as Bovarde Avenue and Pippin Way, and of the aircraft that flew from the airfield, such as Spitfire Road and Lancaster Way, and the airfield’s old control tower is now a listed building. On houses of this age, the useful improvements are high performance replacement units where the originals have failed, composite front doors, and bi-folds or sliding doors to the garden.

Planning and conservation in Kings Hill

Kings Hill is a civil parish in the borough of Tonbridge and Malling, so planning is decided by Tonbridge and Malling Borough Council. Unlike West Malling next door, the village has no conservation area, and replacing windows and doors with ones of a similar appearance does not normally need planning permission.

On a newer estate, though, check the original planning permission before changing anything on the front of a house, because a development can be approved with conditions that limit what may be altered later. A new bay window counts as an extension, and the listed control tower would need listed building consent for any significant change.

Building Regulations

Whatever the planning position, new windows and doors have to meet the Building Regulations, which have covered replacement glazing since April 2002. A replacement window today needs a U-value of 1.4 or better, or a Window Energy Rating of band B, and the work has to be either self-certified by an installer registered with a competent person scheme or approved by your council’s building control team.

Questions from Kings Hill homeowners

Anything else you would like to know? Call us, message us on WhatsApp or send us your question through our contact page.

How far are you from Kings Hill?

About four miles by road from our base in Aylesford, which makes Kings Hill one of the closest places we cover.

My Kings Hill house already has double glazing. Is it worth upgrading?

If a unit has misted or its seal has failed, replacing just the glass is often enough, and we keep the existing frame about 90% of the time. If the frames themselves are tired, new windows have to reach today’s energy standard, a U-value of 1.4 or better.

Can you fit bi-fold doors to a Kings Hill house?

Yes. Aluminium bi-folds from two to six panels, or sliding doors with large glazed panels, are a popular way to open up the back of a modern house, and we can measure up and advise on the layout.

Do I need planning permission for new windows in Kings Hill?

Not usually, if the new windows look like the old ones, because the village has no conservation area. Check your house’s original planning permission first, in case it carries conditions.
