Our work in West Malling

One of our recent West Malling jobs was the windows on a house that was being completely renovated, and the owner’s review is below. In a town with this much history, new windows need to look right on the street as well as keep the heat in, and it helps that we can come out, measure up and talk the options through on site.

Being this close also makes it easy to call back if anything needs adjusting after the fit. Kings Hill sits right alongside the town, and as a company that began on new-build sites we know its kind of housing well.

“Recently just had our house fully renovated in west malling and KM Glazing done our windows! Couldn’t recommend enough!”

West Malling homes and the windows that suit them

West Malling’s High Street is mainly Georgian, with older survivors among it such as Ford House, which is over 600 years old, and the Swan, an 18th-century coaching inn. Went House, built around 1720, is known for its brickwork, and St Leonard’s Tower, the Norman keep built by Bishop Gundulf, stands near Manor Park Country Park just south of the town. The conservation area covers this historic core, and on its houses the most suitable replacements are usually sliding sash windows with slim glazing bars, or flush sash windows where the house had casements to begin with.

Kings Hill is a completely different place. It was built from 1989 on the old RAF West Malling airfield as a mix of homes and business space, with around 2,000 homes finished by 2010 and more since, and many of its roads are named after apple varieties, from Discovery Drive to Braeburn Way. Most of these homes are modern and already double glazed, which makes Kings Hill more about upgrades, such as replacing tired or misted units, new composite front doors and aluminium bi-folds to the garden.

Planning and conservation in West Malling

West Malling, Kings Hill, Leybourne and East Malling all come under Tonbridge and Malling Borough Council. The council has published an appraisal for the West Malling conservation area, and it is worth reading before you change the windows on a street-facing wall, because permitted development rights are narrower inside a conservation area.

The town has a number of listed buildings, from the Swan to the abbey church, and any significant change to one, inside or out, needs listed building consent. At Kings Hill the houses are far newer, and swapping windows or doors for ones of a similar appearance does not normally need planning permission, unless the estate’s original permission removed those rights, which is worth checking on any recent development.

Building Regulations

Whatever the planning position, new windows and doors have to meet the Building Regulations, which have covered replacement glazing since April 2002. A replacement window today needs a U-value of 1.4 or better, or a Window Energy Rating of band B, and the work has to be either self-certified by an installer registered with a competent person scheme or approved by your council’s building control team.

Questions from West Malling homeowners

Anything else you would like to know? Call us, message us on WhatsApp or send us your question through our contact page.

Have you worked in West Malling before?

Yes. We fitted the windows on a West Malling house that was being fully renovated, and the owner left us the Google review shown on this page. The town is under three miles from our base, so we are never far away.

What windows suit a Georgian house on the High Street?

Usually sliding sash windows with slim glazing bars, which keep the look of the originals while insulating far better. If the building is listed, or the change will be noticeable from the street, speak to the council before ordering anything.

Do you cover Kings Hill?

Yes. Kings Hill is about four miles from us by road. Its homes are modern, so upgraded double glazing, composite front doors and bi-folds onto the garden are the most useful improvements there.
