Our work in Tonbridge

The review below is from a Tonbridge customer whose composite front door we fitted, with a side light, in pebble grey. A composite door leaves a lot to choose, from the colour and glass to the hardware and whether to add side panels, and we help you get the proportions right for the house.

Our About page also names Tonbridge among the places we have worked on housing developments as well as single homes, so the newer estates in the town are familiar ground.

Tonbridge homes and the windows that suit them

Tonbridge grew up where the Medway could be forded, around the castle Richard Fitz Gilbert built in the 11th century, and for much of its history the town stayed north of the river because the land to the south flooded. The High Street and the streets around the castle are the oldest part of the town, with Tonbridge School, founded by Sir Andrew Judde in 1553, still at its centre, and the conservation area covers them. Here, as in most historic centres, sliding sash and flush sash windows add warmth and security without changing the character of a front.

The railway arrived in 1842, and the town has since spread in both directions. North of the centre, Trench Wood and Cage Green are mostly post-war, with Higham Wood to the north-east, while the south has the Victorian railway terraces around Douglas Road and Barden Park, the estates off Brook Street, and newer housing on old industrial land, such as the former cricket ball factory on Preston Road, demolished in 2012 to make way for homes. On more recent houses, energy-efficient uPVC casements, composite doors and bi-folds or sliding doors for the garden are the usual improvements.

Planning and conservation in Tonbridge

Tonbridge is in Tonbridge and Malling, whose borough council handles planning. It has published appraisals for the Tonbridge and Quarry Hill conservation areas, and for Hildenborough and Hadlow nearby, and permitted development rights are narrower inside any of them, so check before changing the style of windows or doors on a street-facing wall.

Listed buildings in the town need listed building consent for any significant change. Elsewhere, replacing windows with ones of a similar appearance does not normally need planning permission, and the council’s online map makes it easy to see where the conservation area boundaries run.

Building Regulations

Whatever the planning position, new windows and doors have to meet the Building Regulations, which have covered replacement glazing since April 2002. A replacement window today needs a U-value of 1.4 or better, or a Window Energy Rating of band B, and the work has to be either self-certified by an installer registered with a competent person scheme or approved by your council’s building control team.

Questions from Tonbridge homeowners

Anything else you would like to know? Call us, message us on WhatsApp or send us your question through our contact page.

Do you fit composite doors in Tonbridge?

Yes. We recently fitted a pebble grey composite front door with a side light for a customer in Tonbridge, and you can choose from a wide range of colours, glass designs and hardware to suit your own house.

Do you cover Hildenborough, Hadlow and Penshurst?

Yes. We cover the TN11 villages as well as the town itself, including Hildenborough, Hadlow, Penshurst and Tudeley, all within easy reach of our Aylesford base.

Can you replace the windows in a Tonbridge railway terrace?

Yes. On the Victorian terraces around Douglas Road and Barden Park, replacing like for like keeps the row looking right, and where a house has lost its sashes, sliding sash windows put back the proportions it was built with.

Is my Tonbridge house in a conservation area?

If it is on or near the High Street or around the castle, it may be. Tonbridge and Malling Borough Council publishes a map of its conservation areas alongside the Tonbridge and Quarry Hill appraisals, so you can check the boundary before you order anything.
